Design and pre-construction planning is necessary to ensure a successful project and satisfactisfactory experience.

A design is not productive unless a budget is factored in.  We can gladly provide rough pricing info to help you determine a reasonable budget.

  • 2 HR Design Consultations.  An affordable way to establish a project design and plan without the added cost of renderings.

*A property survey (ideally topographic).

Some smaller projects and 2D designs will not need a survey.   Expansive projects, and 3D renderings usually need a topographic survey.  We are happy to connect you with a surveyor, and assist through the process.

Custom work, naturally, means custom processes, custom communication, and custom pricing based on your needs.  You may have a simple project like a stoop or a walkway that forgoes the need for design and pre-construction altogether.  You could have plans already, or much of the design and pre-construction work completed.  These are just our common offerings, for most projects.

Your essential starting point for any project.  This package grants tremendous peace of mind and gives you ultimate control over your project and your budget.

 

Starts at $400 Most designs are $600-1500.  

But.. It Goes 100% Toward Your Installation Cost!

3D Design and Pre- Construction

See and feel your new space before a single shovel or hammer comes on site.  Recommended for feature-dense spaces or expansive projects that may require an advanced level of visualization.

 

Starts at $1500.  Most designs are $1800-2800

But.. It Goes 50% Toward Installation Cost!

Main Feasibility/Cost Factors of  Design and Construction

Scope and Size

The volume of work and the number of different features or project components involved are major contributors to cost.  More complex projects or larger-scale projects have a commensurate need for management and pre-construction consideration.

Terrain / Site Conditions

Your property, and the fixtures on it, play a big role in dictating what is feasible to do properly and within your budget to achieve the results you want.  Grade, utilities, setbacks, existing fixtures, zoning restrictions, soil issues, and other site factors are critical to understand early on.

Design Considerations

Minimalist designs require less design time, less documentation and less specificity in design.  While more maximalist designs with many materials, colors and project elements require more time to design and plan as well as more management during construction. 

Permitting /Engineering

Permits themselves can be costly.  Local requirements also determine when engineering is involved, which adds time and cost to the design process that varies on a case-by-case basis.
